Source Hierarchy

Level 1: Official authority records and public notices

Examples: RDA, CDA, PHATA, TMA, ICT, District Council

Level 2: Official project/developer notices

Examples: official website, possession notices, payment-policy notices

Level 3: Market data

Examples: Zameen, Graana, OLX, listing portals, price pages

Level 4: Dealer and YouTube/social content

Used only for market sentiment, not legal proof

Level 5: Buyer submissions

Used only after document review and direct verification where possible

Evidence Labels

Every report marks evidence quality with labels so buyers can see which points are supported by official records, market data, dealer claims, or sentiment-only sources that still need direct checking.

Buyer Readiness Indicator

The Buyer Readiness Indicator is a general visual summary based on publicly reviewed project information, reported development status, authority-status clarity, possession/livability signals, hidden-charge risk, and market-risk factors. It is not legal clearance, investment advice, or a guarantee. A higher score does not remove the need to verify the exact society, block, phase, plot/file number, dues, and NOC status before payment.

What “Verify First” Means

Verify First means the buyer should not rely on marketing or general project reputation. Before token, confirm the exact block, phase, file or plot status, dues, and latest authority position in writing.

Why Project-Level Approval Is Not Enough

A society may have approved and unapproved areas at the same time. Buyer risk depends on exact location, inventory type, dues, and transfer conditions, not only project-level claims.

Free Reports vs Paid Verification

Free public reports are for buyer awareness. Paid verification is case-specific and focuses on the exact file/plot, payment plan, charges, and authority checks relevant to a buyer's deal.

Corrections and Updates

Reports are updated when new public records, authority notices, or project documents become available. Buyers can share correction documents for review.
